Industrial & Logistics Development

Vernon 122 is a 122,575 sq ft logistics development in Wolverhampton, delivered for Staffordshire County Council Pension Fund.

Virtus Consult was appointed as Project Manager, Employer’s Agent and Quantity Surveyor, providing project leadership, contract administration and commercial management throughout the development.

The commission presented a significant challenge when the original contractor entered liquidation during construction. Virtus supported the client in assessing the position, developing a strategy for completing the outstanding works and procuring a replacement contractor.

Following a competitive procurement process, Caddick Construction was appointed to complete the development, taking responsibility for the earlier works as well as the remaining construction activities. This provided the client with a coordinated route to completion and appropriate contractual assurance.

The completed development provides modern industrial and logistics accommodation designed to meet contemporary occupier requirements, with the project targeting a BREEAM Excellent rating.
Vernon 122 demonstrates Virtus’s ability to combine Project Management, Employer’s Agent and Quantity Surveying services on a substantial development, while also responding to contractor insolvency and the complex contractual and commercial issues arising from the need to complete a partially constructed scheme.

The project was successfully completed and handed over, providing a new logistics asset for the Wolverhampton area.
