Successful Completion of One Central Boulevard for IM Properties

 

Appointed to deliver Project Management, Quantity Surveying and Principal Designer services for the refurbishment of IM Properties’ landmark building, One Central Boulevard at Blythe Valley Park, Solihull, Virtus have successfully delivered the project within budget and programme.

Working with architects, Webb Gray, structural engineering consultants PCS, M&E Consultant, Cundall and Contractors Overbury and Shaylor, the project comprised a phased programme of work including a fully re-commissioned M&E system, refurbished office accommodation, most of which has already been let, re-designed common areas and upgraded external works. Formerly known as the Phoenix Building, One Central Boulevard offers the largest available office floor plates on the M42 corridor.

Rob Hemus at IM Properties said: “Since acquiring Blythe Valley in December 2014, we have taken a proactive approach to get control of key assets such as One Central Boulevard, to re-position and capture the improving occupier market.”

The refurbishment programme began in January 2016 with the first suite of 17,810 sq ft completing in Spring 2016, with a further 19,000 sq ft becoming available in the summer of 2016. The final suite of 20,000 sq ft will be completed in March 2017.

Alongside refurbishment to the office accommodation the ground floor common areas offer breakout spaces for informal working and collaboration whilst also providing a newly designed reception area and café.

Externally, more car parking spaces have been provided and significant improvements have been carried out to the landscaping to create an impressive entrance to this building with connectivity to public transport hubs and the wider site.

The re-launch of the building has been very successful with tenants including Zenith, Infor and PKF.
