Virtus were appointed by IM Properties to deliver Project Management, Quantity Surveying & Cost Management and CDM and Health & Safety Consultancy services for the refurbishment and remodelling of a 120,000sqft office development at Blythe Valley Park, Solihull. The project deliverables were to maximise the efficiency of floor plates, increase Net Internal Area, repair and improve existing M&E systems to BCO Standards and improved the EPC rating, improve the look and feel of common areas, and improve external appearance and presence on the park.
Cost Management/Quantity Surveying function played a significant role from inception to ensure that the level of planned investment was achieved within the tight programme constraints whilst responding flexibly to emerging tenant requirements as works progressed. As part of our service we were able to successfully deliver a two-stage procurement approach, delivering an earlier site commencement date to align with tenancies, and undertaking value engineering which also leads to a successful unbundling of external works which were performed by a new contractor.
